Before writing the article, I read all the articles of this topic on the hub, and most projects have one common property - they all try to filter agent ads from ads added by the owners. They introduce black lists of realtors, store a database of agent phones that are being filled up, and use filtering algorithms. How effective are these methods? After checking about a hundred “filtered” ads, it seemed to me that the effectiveness, to put it mildly, is not up to par.
In this article I want to share my approach to solving the problem of removing intermediaries from the tenant-lessor chain.
For many authors of such projects, the idea of creating was provoked by an unsuccessful experience in finding an apartment. In my case, the catalyst was an attempt to rent my own apartment without intermediaries.
I won’t go into details, but without much torment and almost changing my phone number, I began to think about the possibility of creating a project that would allow the landlord to minimize communication with agents and give a 100% guarantee for the tenant that the owner was interested in the option.
Since I did not find a working way to filter ads, I decided that the only right solution would be to immediately prohibit agents from adding ads. A decision on how to do this was found - to confirm that the apartment in your property you need to take an extract from the register of property rights. The obvious solution, isn't it? But not without flaws. I started digging in this direction and it turned out that since May of this year in all regions of Russia you can order and receive an electronic extract from the register of property rights. Yes, this is what we need, I thought, and climbed onto the Rosreestr portal. It turns out that without getting up from a computer, you can order an extract and pay a fee for its receipt, which is only 150 rubles for individuals. A prepared statement certified by an electronic digital signature (EDS) can be downloaded from the link after it is ready. According to the law, the production time is 5 working days.
Everything seemed perfect except for one point. It is unlikely that users will want to pay 150 rubles, which means that it is necessary to somehow compensate for the costs of extracting the statement. It was not possible to pay out of pocket, so commercial access and the following scheme were invented. The landlord will receive 50% of the money received from the sale of commercial access, which lifts a 2-week moratorium on the possibility of contact with the landlord.It is believed that with a high level of site popularity, landlords can receive significantly more than the 150 rubles spent to receive an extract.
The second problem - the problem of endless calls from agents is solved using a personal messaging system (PM). The publication of contact information in the ad is prohibited. But if you want to talk on the phone, then you can exchange numbers using LAN.

Another previously underestimated fact became obvious - renting an apartment does not want to wait for an extract, and by placing their option on open areas they will start receiving calls almost immediately. But this problem is temporary and it will cease to be such when the issuance of statements goes into fully automatic mode.
