Communal paradise without worries and hassle

Of course, we are still far from a communal paradise, but positive changes are nevertheless being outlined. Today I will talk about how electronic heating control systems in my apartment building saved 124 thousand rubles of residents' blood money in the heating season 2013-2014. As soon as this happened, everyone became happy, but at first this story was almost detective.

    Social burden ...

I will not say to myself as about a big social activist, but it so happened that in my house (two-entry 17-story building of 140 apartments) I enter the house committee. At the same time, in the Homeowners Partnership (HOA), I am responsible for everything related to any equipment. Our chairman - a lovely elderly woman Svetlana Nikiforovna - does not make any decisions without consulting me when it comes to installing antennas, computer networks, video surveillance systems, transmitters of mobile operators, etc. In short, that is somehow connected with the technical infrastructure of the house. I still do not understand why I was not stuffed face facebecause after 4 years of our house’s existence, I personally put out dozens of crooks who offered all kinds of technical dregs for incredible money. On-off systems of light clapping (140 thousand rubles for 2 entrances), installing dummies of cameras with blinking LEDs inside (2 thousand apiece) and other similar nonsense. Do not think that in our house there is no equipment. Of course have. And automatic lighting of entrances and video surveillance of parking lots, but it all went through my rigorous expertise in negotiations with firms. But everything works as it should.

    Regular walkers

A phone call from the Chairman of the HOA signaled the appearance of another technical company for me to eat. Met, met. A young company, although employees are no longer boys. 35-40 years old. They are engaged in industrial automation, but from the conversation it became clear that their main market is very dense and they can not stand the competition. We decided to learn a new direction. Automation of accounting in housing and communal services and the installation of "smart" systems in homes. Invited to my place. Turning on the technical "fool", I carefully looked at the iron.

All controllers and systems of their own design, there is a SCADA, which is conveniently integrated into the developed system. Many approaches are skillfully borrowed from foreigners.

The guys do not use any "cloud computing" and air channels. All twisted pairs, with sensible gasket and installation. To my question “why?” the answer sounded lightning fast and convincing. All control and controlling nodes are in the basements, the connection is not stable, damp, power outages, etc. It’s also cheaper. In short, you can’t imagine a better interface wire.
    Additional technical details
Why is a separate controller designed?

Most metering devices of various companies have their own electronic filling. Interfaces are either RS232 or RS485. But the data transfer protocols are different for different manufacturers. There is no unity. There are also different subtleties on nutrition, information interrogation, etc. Our controllers are omnivorous and convenient to use for almost any peripheral. If something is not there, we train the controller. At the moment, the device works with heat meters - Takeoff, TSSh-1M, TSSh-1M-USB, TMK-N120, VKT-7
    controller - Danfos ECL Comfort 300 C66, ECL Comfort 310, Aries TPM32, Aries TPM132

What is necessary for the correct operation of the system?

Electricity and the nearest network entry point. Since most homes have wired Internet operators, there are no problems. Moreover, even operators assist us, PR through us in the media.

How is security ensured? Hackers do not cut off the heating?

Not. The system is encrypted both in our algorithms and SSL.

How do you interact with service providers and emergency services?

Both receive information from our servers at their dispatch points. Corresponding agreements were also concluded on the transfer of information on the testimony of metering devices. We also form paper reports if necessary.

Perhaps you are not happy with service providers? After all, they need to sell more heat and take money!

Nothing like this. Networks are catastrophically worn out and there is a real shortage of new facilities. It is time to really think about saving. And don’t worry about service providers - they already have enough money, but heat transfer leads to an increase in load and major accidents that no one needs, especially in winter at 40 grams. frost.

Is there any kind of flowchart to understand how this works?

Yes there is. General principles are presented in this figure.

Having become a little kinder, I agreed to listen to their suggestions.

    And the offers were interesting!

There were two proposals. The first is to automate the reading of common house heat meters and automate the heating units of the house to control the heating, depending on weather conditions, using special algorithms. In fact, we do not allow "re-burning" at home. This is always true in the fall and spring, but, as it turned out later, in the winter. However, this became clear after the heating season, when the corresponding conclusions were made.

After the negotiations, I asked to “dismiss” the issue and make a commercial offer. A couple of days later I received this document by mail and went to Svetlana Nikiforovna (our Homeowners Association Chair) to have tea.

Meeting of tenants is always a performance!

The decision on the issue of such modernization of the house required the approval of the general meeting of residents. It was required to dump on equipment on a commercial offer and conclude a contract for the maintenance of the system. Here I had to listen to all sorts of scrupulous remarks and indignation of the neighbors. In short, people could not be convinced. However, during the meeting, I still managed to get consent to install the equipment for testing, so to speak for trial operation. Since this did not require the delivery of hard-earned money, the tenants agreed.

    Return visit to the company

This time I arrived with the "fool" turned off. He said that I was also involved in various projects, including in IT, I have my own laboratory and work as a leading engineer in one of Tomsk research institutes. I reported the situation and said bluntly - your equipment and algorithms are normal. It is necessary to enter the market with pilot houses. Make a test heating season, compile statistics and go to new customers with actual data. Having exceeded my authority for HOA, I promised to save 50% (if it happens) for iron and put forward the issue of paying a fee for maintaining metering stations (53 kopecks per month from m2 of living space in the house) in the future to maintain the system in working condition . In short, the guys turned out to be sane, everyone figured out and agreed to this option. The equipment was installed and put into operation.

Why is there heat saving? Some algorithms ...

The heating units and meters in our house are quite modern, since the house is new - 4 years. A standard thermal controller is installed on the heating unit, but it is not controlled or controlled in any way. In fact, a standard control algorithm is embedded in it, and if the temperature sensors on the street are "blunt", broken or not located well, the control algorithms are lost or distorted. The controller of the specified company takes control of the thermal regulator and constantly adjusts the control algorithm of the thermal unit. In this case, the sharply continental component of the Tomsk climate is taken into account. It lies in the fact that the weather is very changeable. “Bourgeois” algorithms are the fact that the temperature, for example, dropped by 20 ° C in an hour, and then rose (or even dropped) in 3 hours again by 20 ° C. considered as a mistake. Since the instrumentation stops,

Another area of control and economy is the quick interception of emergency events. Imagine that hot water enters the house for heating with a “supply” temperature of 95 grams, and leaves with a “return” temperature of 55 grams. Temperature overboard at home (winter) -25 ° C. At the inlet and outlet are water flow meters. Since the heating system is closed, how much water has entered, so much comes out. For example, there was even a slight rush or leak of a pipe. What's happening? The house enters 10 m3 of water per hour, and 9 m3 comes out. The temperature of the "return" drops, the thermostat regards this as cooling, begins to command the valves to increase pressure. But in fact, an accident in the house. This is not so rare. But in our case the situation is different. The company's controllers once a minute take readings from water meters at the inlet and outlet, they look at the temperature of the "return" and as soon as the readings of the counters begin to go beyond 3% of the difference between the input and output volume of water, and the temperature of the "return" falls for no reason - an alarm is generated. Emergency services are notified. All this happens automatically. And this is not the entire list of existing algorithms for developers. The main savings in the spring and autumn, when it is chilly at night, but in the afternoon up to 20 gr. heat. Algorithms are set up to carefully process these days and not to heat the house in vain, which is already heated under the sun. And this is not the entire list of existing algorithms for developers. To summarize

For the 2013-2014 heating season, our house spent absolutely comfortable. No one froze and did not sweat. The smart heating system worked steadily. 124 Gcal of heat was saved. The tariff was 1001 rubles 45 kopecks per 1 Gcal. Savings from m2 amounted to 16 rubles per year (for a 2-room apartment 960 rubles) or 11%. In fact, almost one month of the heating season was not paid by tenants. All these data were presented to residents. It was decided to continue to cooperate with the specified company, transfer payment for the maintenance of metering devices to account for system maintenance in the future and buy equipment at a residual value of 50%. The meeting was held peacefully, although communal paradise did not come, but a step was taken from hell).

    Important Additional Information
    1. The system as a whole pays off in one heating season.
    2. The larger the house, the cheaper the tenants to install equipment.
    3. In most regions, such equipment in the house can be subsidized from the budget under the programs “Energy Saving and Energy Efficiency” within the framework of the corresponding long-term target programs. For example, in the Tomsk region it is like that (many pages!). Equipment must be purchased, and only then subsidized. Firms that install equipment must be licensed to provide energy services, and the house must undergo an energy audit and have an energy passport indicating clear measures to improve energy efficiency.
    4. Shake HOA or the management company to maximize the return on all technical innovations for energy saving through the budget. For example, in our house, energy-saving lighting and the smart heating control system, which I write about in this article, are approximately 75% subsidized from the budget. Part of the funds, of course, is not subsidized. This is the so-called contribution of the residents.

    nice day!
