Today I will talk about how electronic heating control systems in my apartment building saved 124 thousand rubles of residents' blood money in the heating season 2013-2014. As soon as this happened, everyone became happy, but at first this story was almost detective.

    I will not say to myself as about a big social activist, but it so happened that in my house (two-entry 17-story building of 140 apartments) I enter the house committee. At the same time, in the Homeowners Partnership (HOA), I am responsible for everything related to any equipment. Our chairman - a lovely elderly woman Svetlana Nikiforovna - does not make any decisions without consulting me when it comes to installing antennas, computer networks, video surveillance systems, transmitters of mobile operators, etc. In short, that is somehow connected with the technical infrastructure of the house. I still do not understand why I was not stuffed face facebecause after 4 years of our house’s existence, I personally put out dozens of crooks who offered all kinds of technical dregs for incredible money.     There were two proposals. The first is to automate the reading of common house heat meters and automate the heating units of the house to control the heating, depending on weather conditions, using special algorithms. In fact, we do not allow "re-burning" at home. This is always true in the fall and spring, but, as it turned out later, in the winter. However, this became clear after the heating season, when the corresponding conclusions were made.

    The decision on the issue of such modernization of the house required the approval of the general meeting of residents. It was required to dump on equipment on a commercial offer and conclude a contract for the maintenance of the system. Here I had to listen to all sorts of scrupulous remarks and indignation of the neighbors. In short, people could not be convinced. However, during the meeting, I still managed to get consent to install the equipment for testing, so to speak for trial operation. Since this did not require the delivery of hard-earned money, the tenants agreed.

He said that I was also involved in various projects, including in IT, I have my own laboratory and work as a leading engineer in one of Tomsk research institutes. I reported the situation and said bluntly - your equipment and algorithms are normal. It is necessary to enter the market with pilot houses. Make a test heating season, compile statistics and go to new customers with actual data. Having exceeded my authority for HOA, I promised to save 50% (if it happens) for iron and put forward the issue of paying a fee for maintaining metering stations (53 kopecks per month from m2 of living space in the house) in the future to maintain the system in working condition . The controller of the specified company takes control of the thermal regulator and constantly adjusts the control algorithm of the thermal unit. It lies in the fact that the weather is very changeable. “Bourgeois” algorithms are the fact that the temperature, for example, dropped by 20 ° C in an hour, and then rose (or even dropped) in 3 hours again by 20 ° C. considered as a mistake.     Another area of ​​control and economy is the quick interception of emergency events. Imagine that hot water enters the house for heating with a “supply” temperature of 95 grams, and leaves with a “return” temperature of 55 grams. Temperature overboard at home (winter) -25 ° C. At the inlet and outlet are water flow meters. Since the heating system is closed, how much water has entered, so much comes out. For example, there was even a slight rush or leak of a pipe. But in our case the situation is different. The company's controllers once a minute take readings from water meters at the inlet and outlet, they look at the temperature of the "return" and as soon as the readings of the counters begin to go beyond 3% of the difference between the input and output volume of water, and the temperature of the "return" falls for no reason - an alarm is generated.     For the 2013-2014 heating season, our house spent absolutely comfortable. No one froze and did not sweat. The smart heating system worked steadily. 124 Gcal of heat was saved. The tariff was 1001 rubles 45 kopecks per 1 Gcal. Savings from m2 amounted to 16 rubles per year (for a 2-room apartment 960 rubles) or 11%. In fact, almost one month of the heating season was not paid by tenants. All these data were presented to residents. It was decided to continue to cooperate with the specified company, transfer payment for the maintenance of metering devices to account for system maintenance in the future and buy equipment at a residual value of 50%.
